Smoking of any kind is not permitted within or outside of the apartment, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $200 penalty for removing smoke detectors and a $200 penalty for lost key fobs. Guests must agree to not disturb neighbors at all times during the stay and must observe quiet hours from 9pm-8am each day. Long-term guests (30 days+) will be subject to a background search and credit check. Check-in is at 4 PM and check-out is at 11 AM (with a $75/hr late fee). No outside guests are allowed without permission. One towel is provided per guest per stay. A valid photo ID is required to complete the booking. The minimum age requirement of the primary person booking should be 22 years old for out-of-town guests and 25 years old for local guests. No weapons or drugs are allowed; zero tolerance means police will be called for violating this rule. The apartment is proactively monitored with decibel sensors for compliance with the noise policy. Guests traveling with an emotional support animal may be charged a pet fee, and the presence of emotional support animals can be declined. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through a verification portal. In some instances, you may be asked to complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.
Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35 non-refundable damage waiver.
