Applications are processed on a first-come, first-served basis. What do we look for in an applicant? All persons over 18 years of age must be on the application. Any persons under 18 may be listed as dependent(s) EACH PERSON will need to submit the following: * Current Driver's License, Photo ID, or Passport * Social Security Card or tax document with the full 9-digit social security number * Most Recent Pay Stubs for Past Month * Employment verification for the last year If the above documents are not submitted with your application, the application process may be delayed. If you receive funds from State or Federal Benefits (i.e. Disability, Social Security, Retirement) Award letters must be submitted with your application Net (take-home) income should be 3 times the amount of expected monthly rent. Example: If the expected rent will be $695 $695 x 3 = $2,085 monthly income At least 1 year of employment history with your current employer is required A credit check is conducted and a credit score of 550 and above is required A background check is conducted and all criminal history is subjected to review No Credit History / No Rental Reference may be subject to alternative rental terms and/or a co-signer Good rental reference for at least 2 years or home ownership $45 Application Fee (Non-Refundable) to be paid before we will process your application (No Personal Checks). Applications are kept on file for 30 days. * We do not allow pets unless medical/support ESA certified. If your pet is a service / emotional support animal, a letter from your doctor must be provided; shot records and year-round flea protection must be provided.
