Our pet policy-
The one-time non-refundable pet fee is $200 per pet (limit 2 pets per apartment) and the monthly pet rent is $25 per pet, per month.
Utility Charges-
The utilities that you would be responsible for: electric service through Xcel Energy, gas, water, and trash through AUM RealPage a utility billing company. AUM / RealPage handles this community bill that is calculated by the apartment size and number of occupants. It would be your choice if you want to contract telephone, cable or internet services.
Garage Charge- $55 per month. Based on availability.

To complete this rental application, you must be prepared to meet the criteria listed below.
Rental Criteria:
1. A completed and signed application from all proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter.
2. A ($ 55.00) application fee for the purpose of running a background check is required with each application.
3. You must provide a valid photo I.D. We require a photo I.D. Driver’s license or State Issued ID card. (Note: Military cards are not accepted.) * It is prohibited by law to photocopy a Military card; therefore they will not be accepted as a photo I.D.
4. You must have a credit report that demonstrates a willingness and ability to pay financial obligations in a timely fashion (we require a score of at least 600). If we cannot obtain a credit report, you will be required to have a co-signer. The co-signer must apply and meet all requirements listed under Co-Signer.
Criteria
The amount of the Security Deposit is based on your credit score and is charged as follows:
• 599-or less Denied
• 600-625 1-month’s rent plus 250
• 626-649 1-month rent
• 650-or above $500.00
**Co-Signer Criteria
-Credit Score 700 or higher
-No Collections or past due debt
-Must make a minimum of 5 times the amount of rent
-No bankruptcy or liens
A one-time administrative fee of $150 will be charged for all approved applications and must be paid upon approval with the deposit to proceed.
(Any prelease rental deposit (the “Rental Deposit”) that is accepted by us will be either refunded to the applicant or retained by us as set forth in this paragraph. If the applicant is accepted, we will inform the applicant of such acceptance. The applicant will have 72 hours from the time that the applicant is informed of the acceptance of his or her application to either cancel the application or accept the apartment. If the applicant fails to inform us that the applicant is cancelling the application within the 72 hour period, the Rental Deposit will not be refunded to the applicant and will be retained by us. If the applicant fails to enter into the landlord’s standard form of lease agreement within 5 days after we inform the applicant that his or her application is accepted, we reserve the right to terminate the applicant’s application and retain the Rental Deposit by providing the applicant of such election. If the applicant’s application is denied, or if the applicant cancels his or her application within the 72 hour period, the Rental Deposit will be refunded to the applicant and will be deposited into the mail within 7 days after such denial or cancellation.
