All applicants are subject to background and credit screening, including criminal history and credit review. Applicants without established rental history may apply with a qualified cosigner who owns a home and meets the income requirements. Application fees are non-refundable. At the landlord's discretion, a qualified cosigner or additional prepaid rent may be considered as a compensating factor. When multiple applications are received, approval will be based on the applicant who best meets the established rental criteria. Renter's Insurance: All residents are required to maintain renter's insurance throughout the lease term. For residents unable to obtain a traditional policy, a Limited Liability Insurance (LLI) option may be available. Smoke-Free Living: All of our units are strictly non-smoking indoors.
