Located at 13th and Elm Avenue in Grand Junction, Colorado, Elm Avenue Apartments are a single city block away from Colorado Mesa University and just 5 blocks away from the intersection of 12th and North Avenue with the local sports stadiums, Lincoln Park, and easy access to greater Grand Junction. Whether by foot or scooter or bike or by car, you're just minutes away from downtown Grand Junction and able to enjoy the walkability of downtown living while still feeling a little removed from it all. Tenants are responsible for their Gas/Electric charges with Xcel Energy and the internet/cable of their choosing. A utility charge of $65 will be added to the ledger each month for water, sewer and trash. Elm Avenue Apartments is pet friendly but doesn't allow smoking on the property. All adult residents must complete an application and be party to the lease. Applicants may not have evictions or money judgements. Landlord will verify income, rental references, criminal background and all information provided on the application for accuracy. Gross (before tax) household income must exceed two-times (2x) the monthly rent to qualify. 2 years verifiable rental history (or co-signer) required. All households to register animals (or declare no animals) with OurPetPolicy prior to lease signing. The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38 12 902 (2.5), Colorado Revised Statues; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee, or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
