Rental Requirements:
• Security deposit equal to half 1-month’s rent
• 1-year lease minimum (receive $100 off first month’s rent with a 2-year lease)
• Income must be 2.5x the monthly rent
• Maximum of 2 pets. $350 non-refundable pet fee per pet, plus $50 monthly pet rent per pet. Breed restrictions apply. Cats & Dogs allowed.
• Credit score must be 600+. Applicants with a score between 550–599 may still qualify but will be required to pay a full 1-month security deposit.
• Criminal background check required
• No evictions (no exceptions).
• Medical and student loan collections are ignored and not held against the applicant. Applicants with one other collection under $250 (not related to unpaid rent or utilities) may still qualify but will be required to pay a full security deposit instead of the standard half deposit.
• Applicants with no prior rental history are required to have a qualified co-signer/guarantor.
• Application fees are credited toward the first month’s rent if approved and a lease is signed.
