The Evelyn June is a 54-unit affordable senior housing development planned for Smyrna, Tennessee. Designed as a high-quality, single-building community for adults aged 62 and older, the development will provide much-needed housing in a region consistently ranked among the best places in the U.S. for retirees, but where affordable senior housing remains limited.
The project has encountered unavoidable delays due to the complex infrastructure work required to access the site. This includes constructing a new bridge over Rock Springs Branch and a connecting road, both of which required extended coordination with FEMA to resolve inaccurate floodplain data. These delays impacted the permitting process and extended the design and approval timeline.
In addition to time challenges, the bridge's increased engineering scope significantly raised construction costs. To address these needs, the development team successfully secured gap funding from the Tennessee Housing Trust Fund and has applied for an Affordable Housing Program (AHP) grant through the Federal Home Loan Bank of Cincinnati, which was award in November 2024.
Once complete, The Evelyn June will offer supportive, and affordable housing for seniors in a scenic, well-connected location, delivering lasting impact in a high-demand market.
