Newly renovated (hardwood floors, painted walls, carpet, kitchen, ect) house just purchased by the landowner, looking for tenants to live with him. There are currently 1 males and 2 females on the first and second floors of the house (Ages 23-26). The landlord is a respectable male Bentley grad, and has been working at an public accounting firm for a year. Likes to socialize, but often too busy with work. Looking for mostly college graduate students or working professionals, but will consider all applicants equally. Tenants must be non-smokers and drug-free. Start date of lease is July 1st, 2016. The area for rent is the private furnished basement area, and includes a large common area, a smaller bedroom, and a private bathroom with a shower. This whole area is enclosed from the rest of the basement by a door, so it's private. You are free to use this area as you wish - if you prefer to have the common area as your bedroom and the bedroom as an office, ect. There is also a sink w/ cupboards that could be extended as a kitchen area. However, as there is no stove in the basement, you will be able to access the shared kitchen on the first floor (or you can get a hot plate). Note that this is a special arrangement - although the furnished basement will be accessed by only you, you have the option to go into the other common areas of the house. The landlord will be happy to answer any questions regarding this arrangement. Tenants should expect a 1 year lease contract. Rent will be due at the beginning of each month of $1000 for a single occupant, and $1100 for a couple. Tenants will need to pay 1st month rent, last month rent and a refundable security deposit of $500. Location is great - just minutes of a walk away from a busy plaza (Shaws, Stop n Shop), very close to a bus stop that will bring you into Boston, and a short drive away from Route 95 and Mass Pike. Location is also very close to Main Street and Moody Street, and would be a perfect area for any incoming Bentley / Brandeis students! Note, parking is on-street (no permit required) with ample space. Utilities costs will be shared and paid (not included in standard rent) among the landlord and the tenants equally (so if a couple is seeking to rent this area, it will be a five-way split with the remaining three tenants), and will include internet, heat (oil), water and electricity. The 1st floor kitchen and living room is shared by the housemates, and will be free to be assessed by the basement residents. There is free washer and dryer for laundry in the unfurnished basement area (next door to the furnished basement area). Pets will be allowed subject to agreement with the landlord (depending on the size and breed, the pet may not be allowed despite the house being pet friendly). There will however be a one-time non-refundable pet fee of $250 (to account for additional wear and tear due to pets). In addition, there will be an monthly pet rental of $30.
