Newly renovated (hardwood floors, painted walls, carpet, kitchen, ect) house just purchased by the landowner, looking for tenants to live with him. There are currently 1 male on the first floor and 1 female on the second floor of the house (Ages 23-26). The landlord (parents own the house) is a respectable male Bentley grad, and has been working at an public accounting firm for two years. Likes to socialize, but often too busy with work. Note however that the landlord has a small dog (hypoallergenic) that is very quiet. There is also currently a couple in the basement in-law where they has their own bathroom, bedroom and living room area, and therefore rarely ventures to the 1st floor. You would essentially only be sharing the house with the two roommates on the 1st and 2nd floor. The rest of us are very clean and all work full-time. A good fit in this household would be college students or young working professionals - we have no preference with the gender as we are easy going and get along with just about anyone. Tenants must be non-smokers and drug-free. Start date of lease is August 1st, 2016.
Tenants should expect a 1 year lease contract. Rent will be due at the beginning of each month of $875 for the purple room on the second floor (largest in the house, and considered the master bedroom). The room contains double closets, ample space, and carpeted floors. Tenants will need to pay 1st month rent, last month rent and a refundable security deposit of $500 upon signing. Utilities costs will be shared and paid (not included in standard rent) among the landlord and the tenants equally, and will include internet, heat (oil), water/sewage and electricity.
The 1st floor kitchen and living room is shared by the housemates, and will be free to be assessed by the basement residents. The 1st floor bathroom will be shared between the first floor and second floor tenants (so a total of three people will share this bathroom as the basement resident will have his own). There is free washer and dryer for laundry in the unfurnished basement area.
Location is great - just minutes of a walk away from a busy plaza (Shaws, Stop n Shop), very close to a bus stop that will bring you into Boston, and a short drive away from Route 95 and Mass Pike. Location is also very close to Main Street and Moody Street, and would be a perfect area for any incoming Bentley / Brandeis students! Note, parking is on-street (no permit required) with ample space. There is one available off-street parking that can be rented for an additional $35 a month.
Any common expenses such as trash bags, paper towels, ect will be split equally as well and is usually immaterial.
