• Security Deposit (SD): Generally $1,895 if an application is approved; however, the SD may increase to up to double ($3,790).
• Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received.
• Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only.
• Utilities: Tenants are responsible for all utilities.
QUALIFICATION REQUIREMENTS:
• Credit Score: Minimum 610 for each applicant. Verified through Experian.
• Applicants must have no unpaid rent or utility bills.
• Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years.
• Criminal background check required.
• Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1895x3.5 = $6,632.50 or more each month).
• Pets/Animals: Must be disclosed on the original application, including service/support animals.
• We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved.
PET POLICY:
• Up to 2 pets/animals maximum (accepted on a case-by-case basis).
• Pet Fee: $300 upfront, nonrefundable, per pet.
• Pet Rent: $30 per month per pet (nonrefundable).
• Responsibility: Tenants are monetarily responsible for all damages caused by pets.
