Hi there, I am looking to assign my lease with the owner's permission to July 31st, 2022. I will disclose that I am highly sensitive to second-hand smoke and there is a little here ( the owner is trying to find the source). A second disclosure is that the building has just one elevator and it is potentially going out of service to be replaced mid-October to mid-November. The owner informed me that for this month, he will reduce the rent in half to compensate for having to walk up and down seven floors. The condo is very close to Church and Bloor; just under 500 square feet; washer and dryer; an all-inclusive rent (no utilities except for internet and phone); separate bedroom with a door (not a half wall or glass, but a real wall with door; light floors; and second floor from the top. The rent is $1600 per month. If you are not aware of how an assignment works, what it means is that I will work on behalf of the owner to do the showings, screening, collect paperwork and references. He will make the final decision and once it is made, the current lease that I have will then move to new person. It is not a sub-let; the main difference is that a sublet still has me as the lease holder whereas for the assignment, the lease is basically transferred. If you have any questions please reach out.
