-A non-refundable holding fee equal to one month's rent is due within 24 hours of an application being approved.
Once a lease is signed, the holding fee will be required to hold the home for 14 days from the date of the application. The holding fee will remove the property for rent from the market. Once a lease is executed, the holding fee will be transferred as a security deposit. This holding fee is non-refundable and non-transferable.
• Everyone 19 and older that will be living in the home, must apply. The application fee is $75 per person (non-refundable). Multiple applicants/roommates must fill out an application for each rental. Applications are transferrable within 30 days.
-Number of Occupants. The number of occupants must comply with HUD standards and guidelines for the specific rental property applied for.
• Identification- A current photo ID must be submitted with each application. Applicants without a social security number must provide proof of a permitted stay in the U.S with a U.S./I.N.S Visa.
• 600 or better credit score is required.
No landlord collections or evictions will be accepted.
• Income must be 3 times the monthly rent. EX: $1500 per month rent would require an income of $4500
Acceptable terms of income:
1. Current paystub to show year to date income, Company name, tenant's full name, and current date.
2. 1099 for self-employment
3. Current tax return
4. Child support, alimony, SSI, SDI, retirement, and pensions.
5. Offer letter for from employer with the Company name, tenant's full name, and current date.
• Criminal history must not contain felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, the manufacturing and/or distribution of controlled substances within the past seven (7) years, or misdemeanor or felony conviction(s) for sexual offenses regardless of when the conviction occurred.
• Bankruptcies must be discharged for 3 years.
• Co-signers must meet all the criteria. Co-signers are required to submit an application with a $75 (non-refundable) application fee.
• We do not allow Subletting, Company leasing, or Air B&B.
• Rental history- 2 years of rental history must be provided to include prior landlord name, phone number, and current email address. Rental history must reflect timely payments, no complaints of disturbances, unpaid NSF Fees, damages, evictions, monies owed, liens, or foreclosures.
