To qualify, household monthly income should be 3 times the rent. Applicant should also have 600+ credit, good rental history with no evictions in the last 5 years. Tenants pay all utilities.

Additional Terms Required By Owner:
-Upon Tenant’s early termination of this Lease, Tenant shall pay an Early Termination Fee equal to four (4) months’ rent.
-Tenant shall be solely responsible for all maintenance, repairs, and replacement of the washer and dryer.
-Tenant shall maintain renter’s insurance throughout the Lease Term with minimum liability coverage of $150,000 and shall provide proof of -coverage upon request.
-Tenant shall replace HVAC air filters quarterly (every 90 days).
-Tenant shall return the Premises in clean condition, free of trash and personal property, and professionally cleaned to restore the Premises to the condition at move-in.
-Tenant is responsible for all costs to repair, remediate, and deodorize any damage caused by smoking in or about the Premises, including but not limited to staining, burns, and odor removal.
