Lease Term: Resident Selection Criteria: To assure our neighbors of a well-maintained home and an enjoyable community, we require that all prospective residents meet the following qualifying criteria when considering and submitting the rental application.
APPLICANT(s) must be employed or have verifiable source of income. We require total 'household' monthly gross income to be at least three (3) times the monthly rental rate. If income from employment is the primary source of income, a minimum of six months at the same place of employment must be verifiable. Self-employment may require the applicant's previous year's tax return as income verification. Income other than wages from employment such as commissions, retirement income, tips, school subsidies, or allowances from parents may require verification.
APPLICANT(s) must have a minimum of one-year verifiable rental history, in which all the lease terms have been satisfactorily fulfilled. Negative rental history, eviction, or outstanding monies owed to a previous landlord are unacceptable. If applicant has no prior verifiable rental history an additional security deposit up to a full month's rent may be required.
APPLICANT(s) must physically reside in the property for which they are applying and must disclose all persons that will be occupying the unit. All persons 18 years of age or older must submit an application, be approved and be on the lease in order to qualify for the unit with the applicant. Any guest staying at the property more than 2 weeks in any 6 month period will be considered a tenant and must submit an application, be approved and be added to the lease.
APPLICANT(s) must have a credit history for a two-year period prior to this application and a credit score of 550 or above is required; however exceptions may be made, at our discretion, if all other credit history is acceptable. No credit history as well as discharged bankruptcies may be acceptable, at our discretion. Negative credit history, other than not fulfilling terms of a lease contract, will be considered, provided there are more positive accounts than negative accounts.
