We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only. • Utilities: Tenants are responsible for all utilities, landscaping, and seasonal pool costs (if available). QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1,795x3.5 = $6,282.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved. PET POLICY: • Pets are accepted on a case-by-case basis. • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month, nonrefundable, per pet. • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals of all kinds and sizes must ALL must be disclosed on the original application, including service/support animals. APPLICATION PROCESS, FEES, APPROVAL, and MORE: • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application.
