Security Deposit Security deposit ranges from 1x-2x monthly rent based on income strength, credit profile, and rental history. All deposits comply with North Carolina regulations. Application Fee $35 per applicant (non-refundable). Additional Required Fees Programs Leasing Administration Fee: $100 (one-time) Pet Fee: $100 per pet (non-refundable; does not cover damages) First Class Residency - Resident Benefits Package (Required) $10 per month (non-negotiable) Includes: On-time rent credit reporting 24/7 online resident portal (payments, maintenance, documents) Cash payment options at approved retailers Preventative maintenance inspections (2x per lease term) Renewal incentives for on-time residents Pet Policy All pets must be disclosed and approved.
