SCREENING AND SELECTION CRITERIA:
Rental History Applicant to show three (3) current years of verifiable rental history of meeting prior lease or mortgage obligations and leaving prior rented properties in good order. Renting from relatives, or friends, is not considered verifiable rental history. Significant adverse rental history may disqualify applicant.
Income Twelve (12) months of current verifiable employment, wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. Household income must be $5985, which is three (3) times the monthly rent.
Credit TransUnion is used to evaluate applicant's credit history and ability to pay rent. Applicant may be declined, or additional security deposit may be needed if credit history indicates high risk. Credit Accounts should be current, with no pattern of delinquent payments.
Criminal background check is needed of all applicants. If criminal history is found, individualized assessment of applicant's criminal history will be done. Applicant may submit mitigating evidence of good conduct and rehabilitation that occurred since conviction or recent criminal activity.

Has a current Notice to Pay or Vacate
More than (1) animal, or dangerous, aggressive, vicious pet,
or one perceived to be, like a Pit Bull
Felony conviction(s) including crimes against person or property,
manufacturing or distribution of a controlled substance, sex-related crimes,
theft by check or fraudulent check-related offenses
