Beautiful two-bedroom apartment in a great neighborhood! This 2nd floor apartment at 43 Sherman Street is a corner unit apartment with south facing windows and hardwood floors in the living room and hallways. The living room has a wall A/C unit included. The bedrooms both have large closets and windows with carpet floors. Both the full and half bathrooms are modern and bright. The kitchen has an electric stove, with hardwood cabinets throughout and a dishwasher. There is also a dining area perfect for a square or rounded table. The building has a storage room as well as on-site laundry that is paid through an app (no quarters needed). The apartment is on a quiet street but 2 blocks away from South Broadway! The unit is available now! Utilities are a seperate charge of $90 that included water, trash, gas, wastewater discharge, and heat. Electricity and Wifi are separate and set up by the tenant. The application fee is $45 per person with the deposit being $600 security deposit pending approval. The deposit is subject to change pending results of the background check. We are PET FRIENDLY! Pet rent is $35/month with a $300 refundable pet deposit. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR. If Applicant provides Rio Real Estate with a PTSR: a)the PTSR must be available to Rio Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated. To qualify with us here at RIO you must make twice the amount of rent per month, have good established credit (min 2 open lines of credit in good standings), no collections, no Rental Debt, no Evictions, and have a clean background check. We do not approve applicants by credit score. All applications are put into a specific algorithm that take all qualifications into account. We do not require in-person showings, but they are highly encouraged! The Square footage our units is approximate. Photos may be of a unit very similar but not the exact unit!
