Criminal Background Criminal convictions will be evaluated in compliance with federal, state, and local fair housing laws, considering: • The nature, severity, and date of the offense • Whether it impacts the safety or peaceful enjoyment of the property and neighbors Automatic denial: • Manufacture or distribution of controlled substances (within last 7 years) • Felony violent crimes (within last 7 years) • Sex offender registry (lifetime requirement) 5. Occupancy Standards Maximum occupancy: 2 persons per bedroom plus 1 additional occupant (per HUD guidelines). • This home: 4 bedrooms → max 9 occupants. 6. Pets Pets allowed with $250 refundable pet deposit + $250 non-refundable pet fee per pet. • Breed or weight restrictions may apply based on insurance requirements. • Pet screening may be required. 7. Smoking Policy No smoking or vaping of any substance is allowed inside the home or enclosed structures. 8. Utilities Tenant is responsible for all utilities. 9. Application Process 1.
