1616 & 1618 7th Street is a duplex on the west side of University Hill, between Marine Street and Arapahoe Ave. 1618 is the left (north) side of the duplex, and 1616 is on the right. This great location gives you quick access to both CU campus and Pearl Street, as well as the mountains to the west of Boulder.
Each unit has its own porch with a swing, and separate entrances in front and back. The front and back yards are shared by both units. There's wood floors in the living room and bedrooms, and vinyl flooring in the kitchen/bathroom.
This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen, as does the A/C unit in the living room. Any other A/C units belong to the tenants. There are hook-ups for laundry in the kitchen pantry, tenants must supply their own washer/dryer. If any laundry machines are left in the apartment you are welcome to use them, but we will not maintain them.

Living room = 15'8" x 13'6" + 10'5" x 2'5" cut out by kitchen
Right bedroom = 10'1" x 13'2"
Left bedroom = 11' x 9'6"
Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. ONE DOG allowed (certain breeds restricted) with an extra $300 deposit.
