Rental Requirements
* Credit - Credit reports are reviewed to assess financial responsibility and payment history. Open bankruptcies, collections, or severe delinquencies may result in denial.
* Rental History - Positive rental history includes on-time payments, no lease violations, and proper property care. Rental history from family members, friends, co-workers, or partners will not be considered verifiable. Applicants without verifiable third-party rental history will be required to pay a security deposit equal to two months' rent, provided all other criteria are met.
* Income - minimum of 3x the monthly rent and verification required (must be documented by a 3rd party).
* Criminal Background - Lynch & Co. conducts criminal background checks on all adult applicants. Any applicant with certain felony convictions or who is required to register as a sex offender may be denied residency, depending on the nature, severity, and recency of the offense, as well as its relevance to the safety of other residents and the community.
Applications are not approved if any of the following apply:
* History of Eviction or Active Eviction
* Foreclosure or bankruptcy (within 7 years)
