TERM: 12-Month Initial Lease Term Required
MOVE-IN COSTS:
• Holding fee required upfront, with application.
• Deposit due upon approval at lease signing.
• A full month’s rent and utilities are due at move-in.
• 2nd month prorated if move-in date is not the 1st of the month.
SECURITY DEPOSIT: Equal to 2 months’ rent unless applicant’s credit score is 780 or greater. With the higher credit score and solid rental references, the deposit may be reduced to about 1.5 x the monthly rent.
UTILITIES:
Tenant is responsible for the for all utilities:
• Electricity (Liberty Utilities) paid directly to the service provider.
• Natural Gas (SW Gas) paid directly to the service provider.
• Cable, Internet & Phone are to be set up by the Tenant if desired.
• Trash pickup (TTSD) reimbursed to the owner along with the rent (About $45/month)
• Water/sewer (NTPUD) reimbursed to the owner along with the rent (About $75/month)
Owner is responsible for the following utilities:
• None
PARKING:
• Unpaved driveway with ample parking for several vehicles
PETS:
• May be considered. See Agent for monthly fees and restrictions. Prefers no cats.
OTHER:
• No Smoking
• Unit is Unfurnished
• Snow removal is Tenant's responsibility

• No central heating (has gas wall heaters and fireplaces)
