Trash Service
1. Service Arrangement & Payment:
The Landlord shall arrange and maintain regular trash collection service for the premises. The Tenant shall reimburse the Landlord for the full cost of trash service as invoiced (per unit). Reimbursement shall be due with the following month’s rent unless otherwise specified in writing.
2. Bin Use & Maintenance:
Trash bins must be stored in the unit’s designated storage location when not set out for collection. Tenants may only use the specific bin storage area assigned to their unit. Bins may not be stored in driveways, parking areas, walkways, or other common areas except in designated storage locations. Tenants may not place trash in another unit’s bins or store bins in another unit’s assigned area. Bins or trash placed in unapproved locations may be relocated by management without notice. The Tenant is responsible for the proper use, care, and cleanliness of their assigned trash and recycling bins. This includes ensuring bins are not damaged, excessively dirty, or overloaded. If a bin is lost or damaged due to Tenant negligence, the Tenant shall be responsible for the replacement cost.
3. Collection Day Responsibilities:
Tenants are responsible for handling their own trash cans, including placing them at the curb on collection days and returning them prompt..
