Successful applicants must meet minimum credit scores, debt-to-income ratios, & income-to-rent ratios; must show up on time for scheduled showing or send prior notice they will be late or need to reschedule. Credit reports required for all applicants, plus a verifiable source of income (e.g., employment with 2 months of recent pay stubs or other). Leasing criteria include no bankruptcies, evictions, or lease defaults. Comprehensive reusable credit reports not accepted. Screenings through property management software TurboTenant. Applications are digital.
$45 non-refundable application fee per applicant (each adult living in the home must apply).
$200 non-refundable cleaning fee.
$1500 security deposit.
Tenant pays for electric (including heat) directly to utility company. Tenant pays $100 per month flat fee to landlord for water/sewer/garbage.
