Rental Terms & House Rules • Only tenants listed and approved on the rental agreement may reside in the property. • Guests/visitors may stay for up to 7 consecutive days. Longer stays require prior approval. • Monthly rent is $1,200 and is due on the agreed-upon due date. • A $75 late fee may apply when rent remains unpaid 5 days after the due date, as permitted by law. • Repeated late payments may be considered a violation of the rental agreement. Three late payments may result in further action, including termination or non-renewal, as permitted by law. • Tenant is responsible for water, gas, and electricity and must maintain these utility accounts during the tenancy. • A maximum of 2 pets are permitted. Pets must be disclosed and approved before move-in. • Tenants are responsible for keeping the property clean and for any damage caused by themselves, household members, guests, or pets beyond normal wear and tear. • All rental terms are subject to applicable Pennsylvania and Philadelphia laws.
