The look-back period typically spans 7 years, with severity and nature of offenses evaluated on a case-by-case basis. - DEBT OBLIGATIONS: While the 3x income rule broadly addresses debt-to-income ratios, existing substantial debt obligations may be reviewed separately. CONDITIONAL APPROVAL If the Credit Score falls between 500–600 but all other requirements are acceptable, Five16 Property Management may offer Approval with Condition. This offers approval under the condition that the applicant pays an increased Security Deposit equal to 1.5–2 times the monthly rent. Scores below 500 typically result in automatic denial.
