I’m looking for a respectful, responsible housemate to rent the downstairs suite in my home in Ogden. I’ve owned the house for about 12 years and live upstairs on my own. I’m a medical professional and work rotating shifts, including nights, so I’m looking for someone who appreciates a quiet, comfortable and respectful home environment. ? THE SPACE The downstairs is cozy, comfortable and fairly private: • Private/separate entrance• Large primary bedroom• Smaller second room — great as an office, storage space or child’s room• Private in-suite laundry• Access to a second laundry setup if needed• Dishwasher• Electric wall-mounted fireplace• Newer flooring and fresh paint• Mudroom/entrance area• Shared backyard• BBQ• Shared hot tub access There is a small connecting door between the upstairs and downstairs portions of the house, but otherwise the living spaces are separate. I want to be upfront that it is a basement suite, so you will occasionally hear normal household noise from upstairs. Because of my rotating work schedule, though, the house is often particularly quiet during the daytime — which can be great if you work from home or appreciate daytime peace and quiet. The basement also stays cool year-round. It’s fantastic during Calgary summers and great for people who prefer sleeping in a cooler environment. If you like your home very warm all the time, a basement suite may not be the best fit. ? RENT $1,400/month — ALL BILLS INCLUDED ? SPECIAL: Sign a 1-year lease and pay only $700/month for your first TWO months. After the introductory period, rent is the regular $1,400/month all-inclusive for the remainder of the lease. Additional occupant: +$100/monthPet: +$25/month, depending on type, size and temperament. ? GREAT LOCATION The house is beside a huge park, which is especially convenient if you have a dog. You’re also close to the Ogden shopping district, Riverbend, grocery stores, restaurants and transit.
