Modern and Professional Towpath Condo - Welcome to 239 Old Farms Road, Unit #8B at Towpath condominiums. Towpath is located in a convenient section of Avon (east Avon) that is five minutes from Avon Old Farms School; a mile from Rt 44 and rt.10, and a short commute east to West Hartford and Downtown Hartford. Avon is known for outstanding schools and is a very picturesque and desirable town to live in. The best pizza is around the corner at Little City (trust me)! Towpath is tucked away in the woods in a quiet community of individually owned condos that are spread out over a large area of unique freestanding buildings. One of the best parts of this condo is that it’s located in the smaller two-unit building and is on the top floor. There is no one above you, and with only one other unit in this building, there is added privacy and more of a feeling of sharing a house (and not being surround and sharing walls with lots of units). Being on the second floor also allows a lot of natural light and certainly this is one of the brighter and sunnier units there. You will be the first person to live in this fully updated and new condo. Everything from the floor, walls, ceilings, electrical, plumbing, kitchen, bathroom, mechanicals, appliances all have been renovated/replaced in the last two months. The condo shows like a model! Walking in you will notice the spacious and open kitchen and living room area. The kitchen has new white shaker cabinets, subway tile backsplash, granite counters, and new stainless steel appliances. There is a dishwasher and disposal. The kitchen has been professionally designated to maximize storage and counter space and still allow a small table to be an eat-in kitchen. A nice surprise is the amount of light and windows in this open space. Everyone enjoys having the kitchen open to a living area which makes a comfortable setup and easy to entertain. The bedrooms are on the opposite side of the living room adding some privacy from the common areas. Both bedrooms are about the same size (great for a share with a roommate) and both have oversized closets. The carpet throughout the condo is plush and brand new. Both bedrooms have two windows in each room. The full bath is in the hallway back to the living room. There is a nice surprise with a double vanity in the bathroom and an easy to maintain fiberglass shower/tub. There are recessed lights and a vanity light both on dimmers in that make the lighting ideal for a bathroom. This condo only has one utility bill. There are individual electric baseboards in each room with specific thermostats that allows you to control/monitor the heat well in each room. This keeps the utility bills reasonable (avg about $130 for the year) and that is for everything! The owner pays the condo fee, water bill and is responsible for snow removal and landscaping. This is an easy and affordable place to live with high-end finishes. The is a bonus storage closet (10 x10) in the lower level that will come with the unit. Card operated washer and dryer is conveniently about 50 feet away in this same lower level. Please keep in mind there is a strict application process that focuses heavily on credit. Good credit is a must. There will only be one-month security deposit with a strong application. Pet’s considered on a case by case basis.
