Screening and Applicant Disclosures
Income, Credit, and Rental History
Our standard screening criteria include verifiable monthly income of at least 2.7 times the monthly rent and a minimum credit score of 515, subject to applicable law and the housing-subsidy provisions below. Past rental payment history is a primary consideration. Meeting the minimum income and credit criteria does not guarantee approval. Please review our complete screening standards before applying.
Housing Vouchers and Other Lawful Sources of Income
Housing vouchers and other lawful sources of income are welcome. For applicants using an income-based housing subsidy, income is reviewed only to verify the ability to pay the portion of rent for which the applicant is responsible. Our general minimum credit-score requirement does not apply to these applicants. Applicants using qualifying subsidies are not denied based on their credit score, lack of a credit score, or adverse credit history from periods when they did not have the subsidy. Other screening information is considered only as permitted by law.
Fair Chance Housing and Criminal-History Screening
We review non-criminal screening criteria first. Ordinary criminal-history screening occurs only after a conditional offer of housing has been issued. Applicants receive written information about our criminal-history screening process before an application fee is collected.
A conditional offer remains subject to completion of the criminal-history review permitted by la..
