ALL ADULTS must submit an initial application to be considered. Please add additional adults as CO-APPLICANTS prior to submitting. 2. You must UPLOAD A VALID GOVERNMENT-ISSUED ID for all adult applicants. 3. Uploading your PROOF OF INCOME IS REQUIRED. Tenants must demonstrate they qualify by showing a minimum income of 2.5x monthly rent. *BACKGROUND REQUIREMENTS* Tenants must have a clean record. 1. No prior felonies. 2. No prior eviction history. *TENANT REQUIREMENTS FOR PAYMENTS* 1. Tenants must have an active bank account and set up automatic monthly rent payments via Avail co -Landlord does not accept payments via Cash, Check, Money Order, Zelle, CashApp, or Venmo 2. Rent must be paid through automated bank transfer only via Avail. co on the 1st of each month. 3. Security deposit and first month’s rent must clear your bank account before keys will be released. *COMPLETING THE BACKGROUND CHECK AND SIGNING YOUR LEASE* If all qualifications are met, we will contact you to invite all adult occupants to complete the full application process. 1. All adults will pay a $50 background check fee ($50 per adult). 2. If your background check comes back clean, we will email you a lease agreement to e-sign and begin your tenancy. 3. All adults on the application must sign the lease. 4. Security deposit payment must clear within 24 hours of signing the lease to hold the unit for your occupancy. 5.
