Lease Transfer (Cession de bail) NB. N’hésitez pas à poser vos questions en français aussi :) Lease Type This listing is for a lease transfer (cession de bail), NOT a sub-lease. This means that you will take over my lease and pay rent directly to the landlord. I’m looking for someone to take over the lease as of November 1, 2025, but that can be negotiated, and it ends on September 30, 2026. Of course you can renew the lease at the end or cede or sub-lease it yourself if you want it for less time. The landlord pays for the water. You will pay for your electricity, including heating, and internet. The electricity/heating costs me around $30 a month and Videotron is already hooked up in my place. I’m available to show the place on weekends and late afternoons around 5 p.m., but I’m open to other suggestions as well. Furniture & Appliances Please note that the furniture in the photos is mine and does *not come with the apartment*. Appliances such as the fridge and stove belong to the landlord and will remain in the apartment. Furniture Available for Purchase (Optional) If you’re interested, I’d sell you the blue couch, which pulls out into a queen bed for around $150. It’s come in handy for hosting people—believe it or not, I’ve been able to host four people at a time plus me in my place. I would also sell you the big desk in the corner which is in perfect condition and has two drawers and electrical outlets. I’d sell it for $150 as well. I’d sell the rack near the kitchen with four shelves for $100 and the nicer one with the wood finish and the hanging frying pan etc for $150. Location This is a well-placed studio apartment perfect for students or someone who does not need much space. It is downtown, right off of Ste Catherine’s Street. It’s 8 minutes from the Georges Vanier metro (orange line) and 5 minutes from Atwater and Guy Concordia metros (green line). It’s only a five minute walk from Concordia, a 20 minute walk from McGill, and sits just in front of a cheap grocery store (PA). There are other grocery stores in the area and the Alexis Nihon shopping centre is only five minutes away as well. The apartment is a 20-minute walk or a 10-minute bike ride from Westmount Park, where there is workout equipment. There are Bixi stands all around. Neighbours & Amenities The neighbours are mostly students, young professionals, or older folks. I hear nothing from my neighbours beside or above me, which was important to me because, sadly, I am a light sleeper. I’ve lived here since 2022 and never had an issue with noise or had to talk to anyone about it. As you can see in the photos, it’s easy enough to install a portable air conditioner in the window. The heating system was recently upgraded and works like a charm. The stove is electric, the fridge is spacious, and there is a laundry room on the ground floor that uses an app to load money—no need to slide bills into an archaic laundry card machine. They all work great. The Apartment Itself The apartment is a classic downtown place: a basic, minimalist space that’s all about location. There is plenty of cleverly-placed storage space in the apartment. There is a garage for rent in the basement. I think you can store your bike in there without issue, though you’d have to check. The sinks, shower, and toilet all work perfectly—no leaks, no issues. The lights and electricity work well. There is lots of wall space to hang photos or art. The big window is nice, especially ..
