This 4-bedroom, 2.5-bath contemporary home sleeps up to 9 guests and is ideal for families and groups seeking a private, scenic retreat. This architect-designed home features passive solar design, floor-to-ceiling windows with mountain and valley views, and an open-concept living area with seamless indoor-outdoor flow. Enjoy multiple outdoor spaces including decks and a porch, signature stone ledge walls integrated into the landscape, and a fire pit for evenings under the stars. The home has a bright, open main level combining kitchen, dining, and living areas, with sliding doors leading to both the front porch and back deck with a barbecue and outdoor dining. The entry is through a mudroom area with coat storage and a half bath. This is a pet-friendly home with approval and a fee. Set on 20.5 acres of woods, meadows, and natural landscape, this home offers private trails, stone walls, and fern-covered paths to explore. It's located 19 minutes from Plattekill Mountain and 24 minutes from Belleayre Ski Center, near wedding venues, hiking trails, and outdoor recreation. It's also a short drive to Catskills towns, shops, and dining. There are multiple levels and stairs throughout the home. There is no air conditioning, but the home was designed to take advantage of cross ventilation and the cool mountain air. Quiet hours are from 9:00 PM to 8:00 AM, and outdoor noise should be kept to a minimum. No parties or events are allowed, and the guest count must match the reservation. Daytime visitors require prior approval. One dog is allowed with prior approval and an additional fee, but no cats are allowed. The check-in time is from 4:00 PM to 10:00 PM, and check-out is at 11:00 AM. No changes to check-in or check-out times are allowed during holidays or from Memorial Day through Labor Day. Early check-in or late check-out may be available outside of these dates with advance notice and approval, subject to availability and an additional fee. There is no cell service at the house, so enable Wi-Fi calling before arrival and save or screenshot arrival details (address, door code, Wi-Fi, contact info) in advance. During winter travel (October–April), rural, mountainous roads can be unpredictable, and AWD, FWD, or 4WD is required, as are all-weather tires with good tread.
