There is open parking directly adjacent to the condo building and at the front of the home there's a covered front door entry and a semi-private courtyard area - accessible through the sliding glass door from the dining area - perfect for outdoor play, grilling or friend and family gatherings. For extra enjoyment, the Villages at Shadow Bay community offers 2 community pools plus it's ideal location makes this home just minutes from local attractions like Disney, Universal, SeaWorld, and the bustling Loop Shopping Center. There's easy access to highways, dining, shopping entertainment, and local schools, too! The owner will consider 1 small pet on a case by case basis and a non-refundable pet fee will be required. This home is set up to work with approved Housing Authority applicants. Tenant requirements are as follows and are subject to change at any time within applicable Florida landlord-tenant law: minimum gross household income of 3x the monthly rent amount, a favorable background and credit screening, favorable rental history and references, proof of income/employment. A Holding Fee (same as rent) is due upon applicant approval (within 24 hours) to mark listing as Pending. First month's rent and last month's rent are due 14 days prior to lease start date. The owner does not allow smoking in or around the home. Tenants are required to provide proof of renter's insurance and a $1/month convenience fee applies for use of management platform and tenant portal. Tenants are responsible to pay all utilities and put in their name. Lease agreements are drafted by an attorney and are non-negotiable. The Holding Fee is refundable until the lease agreement is signed, at which time it becomes non-refundable until vacancy, as provided in the lease terms. Please review these requirements BEFORE requesting a showing. After viewing, listing agent will provide application link, upon request. Each adult over age 18 must apply. Application fee is $100 per applicant. If a tenant-prospect chooses to apply for one of our rental properties, that DOES NOT guarantee that the prospect's application will be approved.
