Rental History: No evictions filed within the past 5 years. Credit: Minimum credit score of 600. Background: Criminal records or convictions may result in denial. Proof of Income: Required with application. Acceptable documents include LES, most recent W-2, annual tax return, or the last two months of pay stubs. Self-employed applicants: Provide the last two years of Form 1099s or annual tax returns. Landlord Verification: Provide landlord contact information for the past 3–5 years of residency. Pets: We use a third-party service, PetScreening, to ensure all applicants understand and comply with the property’s pet and animal policies—this is required even if you do not have a pet. All applicants must complete a Pet, No Pet, or Animal Profile.
