Tenant Placement Only First Class Realty and Property Management provides marketing and applicant screening only for this property and represents the homeowner. Once placement is complete, the resident will work directly with the homeowner for rent payments, maintenance requests, and ongoing tenancy matters. First Class will not provide ongoing property management. Application Approval Summary * Application fee: $35 per adult applicant. Each adult must submit a separate application and required supporting documents. * Screening: Includes identity, income, credit, rental history, and applicable background checks under our written screening criteria. * Income: Verified net take-home household income of at least three times the monthly rent is preferred. Qualifying income may be combined across applicants who will occupy the home. Households with verified net take-home income of at least 2.25 times but less than three times the monthly rent may be considered with either a security deposit equal to 1.5 times the monthly rent OR a qualified co-signer instead of the increased deposit; the standard security deposit still applies with a co-signer. A co-signer must complete the required application and verification process and meet applicable qualification standards. Income must be stable and verifiable through PaySource and supporting documentation when needed. This option addresses an income shortfall; all other screening requirements still apply. Meeting an income threshold, providing a higher deposit, or adding a co-signer does not guarantee approval. * Credit deposit: Standard minimum credit score is 500; qualified guarantors may be considered under our policy. Security-deposit requirements depend on screening results and applicable legal limits. * Review: Our target is two business days after all applications, documents, and required verifications are complete. Approval is based on the full application, not credit score alone. * Before applying: Request the complete screening criteria and confirm availability, move-in timing, pet restrictions, utilities, and all required charges. An application or application-fee payment does not guarantee approval or reserve the home.
