What is a "lease option"?
This can go by different names as such as, "rent to own" or "lease purchase"A lease option is where you are leasing the property but also have the option to purchase the property. This gives the tenant an opportunity to make use of your monthly rent payment
How much money is required to rent the home?
The first months rent plus the security deposit.
How much money is required to lease-option the home?
$3,000 plus first month rent
Does a portion of my rent go towards the purchase price of the house?
If the rent remains at the advertised rent amount, there is no portion of
the rent that will be applied towards the rent payment. However, you may increase the rent by $50 per month, and we will allow $100 towards the purchase price. For example, if you allow your rent to go to $775, you will receive a credit of $100 per month over the period of the original lease agreement for every month paid on time. So, if the lease is for 24 months and the extra $50 is paid every month, a credi of $2,400 can be earned.
What happens if I decide not to purchase the house after I signed the lease-option?
You are still bound the laws of a lease agreement. Additionally, your initial option money placed is non-refundable. We encourage all of our tenants/buyers to be sure they are committed to the lease-option since the option money is non-refundable
If I do a lease-option, can I do what I want with the property, such as paint the interior walls the color of my choice? No, until their is an actual closing in which title ownership is transferred to the buyer, the landlord and tenant is still governed under the lease agreement.
What is the criteria to rent or lease-option?
We look at credit (does not have to be perfect), criminal history, rental history, and verification of income and employment. We do not allow any type of evictions in the last four years and you must have no unpaid utility collections.
