TO QUALIFY FOR ‘STRAIGHT-APPROVAL’: • average of all adult residents' FICO credit scores must be at least 600 • Proof of income: sum of all residents' monthly incomes must be at least 3x monthly rent plus the minimum required payments per the credit reports • Background checks: clear criminal background • no evictions (within 5 years) • no bankruptcies (chap 7 w/in 6 mo and chap 13 within 6 years) • good references • Must provide 3 years (36 months) of residential history with landlord contact info. ‘Conditional Approval’ considered on case-by-case basis with income, credit and criminal background all taken into consideration. No evictions within 5 years, No Chap 7 bankruptcy within 6 months and no chapter 13 within 6 years. ‘Conditional Approval’ would come with approved co-signer, additional deposit, modified lease term or a combination of some/all. All based on individual situations.
