TENANT QUALIFICATIONS:
-Each resident aged 18 or older must submit a separate rental application (including adult children).
-Each applicant must submit clear copies of both their photo identification AND their Social Security card or ITIN card.
-Combined gross monthly household income must be at least three (3) times the monthly rent. All lawful sources of income will be considered. Housing Vouchers are accepted, and income requirements apply only to the applicant’s portion of the rent.
-All applicants must have a minimum credit score of 700 and a documented history of responsible credit use over the past three years. Credit reports will be evaluated for late payments, collections, judgments, and bankruptcies (COVID-protected periods exempt).
-If a Housing Voucher recipient elects not to have a credit report pulled, the applicant may instead submit 24 months of bank statements or other verifiable documentation demonstrating consistent, on-time payment of rent and financial obligations for consideration.
-All applicants must provide at least two years of recent, verifiable positive residential history, including contact information for prior landlords or rental references. Rental history will be evaluated for timely rent payments and lease compliance.
-Co-signers are not accepted.
