Tenants are responsible for all expenses, including electricity, water, burglar alarm, common area maintenance, insurance, all repairs (excluding roof repairs and parking area maintenance), and air conditioning and water heater repairs. The base rent will increase annually by 5% from the beginning of the second year to the end of the lease year. Upon signing the lease, the landlord requires total of 3 months as first month’s rent and 2 months’ security deposit. The property tax will be adjusted annually based on the BCPA statement.
